The homes feature green and energy efficient building materials and finishes such as, tank less water heaters, bamboo flooring, high-efficiency HVAC, and Energy-Star rated appliances. Once again, these state-of-the-art homes were completed in a very cost effective manner, which allowed the owner to sell the end product to the affordable home marketplace.

Case Study 2: Interior Design

Process
Listen to the client… stay focus on how they feel as they describe the desired space. Never assume to know their feelings. Ask a lot of question to draw their inner most desire. I know that sound crazy but know your client.

Case Study
I worked with a client from a referral. I think this was my first interior design hire. The client was clear that this home was her forever home. That statement was very important to understand. As we discussion the function of the space and her desires. It was clear all of the thoughts didn’t quit reflect a clear outcome.

So we started over from a space familiar to the client. A piece of artwork from her travel. From that one piece we began having a different conversation. It took us about 2 hours of discussion and 5 hours of furniture selection to end with her desired palette.

By the end of day two all the furniture items were purchased. Then we moved on to the finishings touches; pillows, throw blankets, paint colors and floor covering.

Results

Case Study 3: Neighborhood Redevelopment
I bought 66 shells for an average price of 10k. I invested approximately 125k – transfer and recordation, settlement and realtor commission = 145k.

My approach is so unorthodox, that I am amazed by the trades and craftsmen who work with me.

It’s as if we make music as we develop each and every property. I never deviate from this process

Finally, push the neighborhood comps. Never settle for the price you thought or the sales price point you were trying to hit. Buy as many as you can (within you budget) dream and stay focused on the result. Keep in mind, You are saving lives as well as starting new lives for well deserving families. There is no magic bullet, each project will come with its own ebbs and flows.
